Yes, you heard it right. We were formerly known as the Mayfair Gardens. The former was one of the aged private housing estate in the neighbourhood precinct that has undergone a collective sale process in 2017 successfully. The entire site will be redeveloped with the same beautiful name once again while incorporating the adjacent Mayfair Modern as a whole.
While it may seem like a rare sight to have something new at Rifle Range Road area, it wasn’t that long ago since the former King Albert Park, affectionately known by many as KAP, located diagonally across the main road was sold and completed in the year of 2017. There are many irresistible reasons for you to be here as a resident rather than a visitor, find out more from what we will be covering here for the truly sophisticated home seekers.

Before our local property market were hit with the en-bloc bull run, Mayfair Gardens was a walk-up apartment development, comprising 124 dwelling units across 6 residential blocks. It was built and completed in the mid-80s by Greenery Pte Ltd. Ever since the closure of the open tender in Nov 2017 for the former private estate, the destiny of this plot of land have already been decided.
It will be making way for a brand-new private residential development and begin a new chapter by using the same name that most of us fondly remembers. One that embrace the modern luxury living with very strong design aesthetics of British colonial theme. Coming together in creating a stunning collection of lovely homes in this enviable address.
The entire boundary where it will be redeveloped is sitting on approximately 208,000 square feet of land, a low-rise land with a gross plot ratio of only 1.4 where it inherited from the previous estate. It works out to a maximum allowable GFA of about 290,000 square feet, a big plot of land, without the high population intensity with the restrictions imposed on the site.
Therefore, you will not see a very wild number of units to be offered for sale in this new launch project. It was snapped up by Citrine Property, a wholly-owned subsidiary of Oxley Holdings, a SGX Mainboard listed real estate firm for $311 million. All other charges inclusive, it works out to a land price of about $1,244 per square foot, per plot ratio based on the maximum GFA.
About Mayfair Gardens
Many of you may have forgotten or even overlook this beautiful neighbourhood while you’re driving past, but some spotlight has been shone on this area in recent years, due to the close-proximity of KTM Bukit Timah Railway Station. Triggering hordes of people to the various railway stations for their last moment and it has since been decommissioned by the Singapore government.
We are conveniently located along Dunearn Road, Bukit Timah. Cleverly positioned within a prime estate area in a private neighbourhood enclave, as well as adjacent to the landed properties community just right behind us. Although we’re situated in a premium neighbourhood of Upper Bukit Timah, Mayfair Gardens will also be in close proximity or a very short 2 – 3 mins walk to the King Albert Park MRT Station.
With the lesser households within this new condo development where it accommodates lesser residents, overcrowding situations on the communal facilities will probably not be expected as compared to other larger projects with higher density of residents. Such a niche and attractive condo profile will certainly appeal to home seekers of sophisticated taste, where one will truly appreciate and enjoy the finest things in life with great colonial style.
Set on a rising slope where the plot of land is, these latest addition to the rifle range road could soon be the next sought-after development when it’s open for sale. If you’re not aware, Oxley Holdings were the very same developer for KAP Residences and in just 2 weeks of soft launch, all the residential units were snapped up by both investors and home purchasers alike.
Will Oxley look forward to reproduce the same response drawing from the previous success?
Why Mayfair Gardens?
With such an excellent location off Dunearn Road, we couldn’t really say no to it and if you’re bothered by the presence of railway tracks, it is no longer in operation or causing any noise pollution to the nearby residence. Most of the tracks were already removed and converted to the current Greenway Corridor, a long and extended lush greenery walk, ushered by picturesque views along the way to different parts of the island.
With the closure of former KTM railway stations along with its glory, came the new King Albert Park MRT Station, a major transport network operating along our downtown line corridor. Running from Bukit Panjang – Sixth Avenue – Stevens – Bugis – Bayfront – Chinatown and all the way to Singapore Expo. Although it isn’t a critical factor as you probably own your vehicle, but it will certainly be a good to have than a must-have for the residents.
Apart from having easy access to the train station and a 15 minutes’ drive to the city centre, Mayfair Gardens will also be surrounded by plenty of other amenities such as neighbouring Sime Darby Centre where the Cold Storage Grocery shopping is, Bukit Timah Plaza, Bukit Timah Market and Food Centre with some of the best local delicacies, Beauty World and The Grandstand with their Giant Hypermarket and Pasarbella, a farmer’s market that houses fresh global cuisines.
If you’re a foreigner and unaware of the territory here, and having school-going children in the family, raising your child in Bukit Timah neighbourhood could be your best choice, we have the best education system and institutions for your child no matter where their current stage is, from toddler care to tertiary education, you name it, Bukit Timah has it and among the best ones out there for your kids.
